Most of what's wrong with a house isn't one big thing. It's fifteen small things nobody has time for, and no single trade wants a job that small. We work from the list. A homeowner's list that's been growing for a year, a landlord's turnover list between tenants, a buyer's inspection list, a seller's pre-listing list. One price, and the list gets done.
How a list visit works
Write down everything. Take a photo of each item. Send it in one message. Levi goes through it and sends back a fixed price for the whole list, with anything that needs its own visit or a different trade called out separately. If parts are needed, a faucet, a detector, a towel bar, a set of hinges, the quote says which, and they can be bought ahead so the day doesn't stop for a store run.
On the day, the items that need drying or curing time go first: caulk, patches, paint. The quick items fill in around them. By the end, the list is crossed off and the house is cleaned up.
What belongs on a list
Almost anything on this site that takes less than a day. The usual suspects:
- Doors that stick or won't latch, loose knobs, a closet door off its track
- Dripping faucets, running toilets, a slow drain
- Dead outlets, a flickering light, a ceiling fan that wobbles
- Towel bars and toilet paper holders pulled out of the wall
- Cracked caulk at the tub, the sink, the windows
- Nail holes, small drywall dents, a scuffed wall
- Smoke detectors chirping or past their date
- A loose handrail, a wobbly stair baluster
- Weatherstripping, door sweeps, a screen that's torn
- Caps loose on the block wall, a gate that drags

Questions
- How many items can go on one list?
- As many as fit in a day. If the list is longer than that, the quote splits it into visits and says which items go first.
- Do I need to buy the parts?
- You can, or we can. The quote says what's needed. Buying ahead means the visit doesn't stop for a store run.
- What if the list has bigger items on it?
- We can help with those too, from roof repairs and AC to panel work, water heaters and structural fixes.
