Moving is the one time a whole house gets looked at closely. Buyers find the loose railing and the dead outlet. Renters find what the last tenant did. Landlords find what this tenant did. All of it is a list, and lists are what we do. Pictures, mirrors and curtain rods hung after the move, all the smoke detectors replaced, nail holes patched and paint touched up before moving out.
Moving in
The week between closing and moving in is the easiest time to work through the new-homeowner list, with the rooms empty. Change the locks. Replace the smoke detectors if they're past their date. Fix the doors that don't latch, the running toilet, the outlet that doesn't work. Patch the nail holes, paint the room that needs it. Add the closet shelving before the clothes go in.
Moving out of a rental
Getting the deposit back comes down to leaving the place the way it was. Nail holes filled and touched up, the scuffs along the hallway painted, the door the kids dented replaced, the shelf anchors pulled and patched. A short visit before the walk-through often costs less than the deductions.
