Pre-Listing Repairs in Phoenix: Fix It Before the Buyer's Inspector Finds It
The short list that keeps a sale from getting renegotiated: the things an inspector usually writes up.
Arizona ROC #366903 · Licensed, Bonded & Insured
A buyer's inspector will find the running toilet, the dead outlet, the loose railing and the cracked caulk, and most of them end up on a repair request. Fixing them before listing usually costs less than the credit a buyer asks for, and a clean inspection keeps the deal moving. We work from the same list inspectors use.
What inspectors usually find
- GFCI outlets missing or not working in kitchens, baths, garage and outside
- Loose handrails and railings with wide gaps
- Running toilets, dripping faucets, slow drains
- Doors that don't latch, windows that don't lock
- Cracked caulk at tubs, showers and counters
- Smoke and CO detectors past their date or missing
- Water heater strapping and TPR drain line
- Stucco cracks and fascia rot visible from the yard
Walk-through first
A pre-listing walk-through produces the list. Your agent can tell you which items buyers in your price range push on.
After the inspection
If the sale is already under contract and the inspection came back, send us the report for BINSR repairs, and we'll quote the list.

Questions
- Is it worth fixing things before listing?
- For the inspector's standard list, yes. The repair is usually cheaper than the credit, and a clean inspection helps keep buyers from reopening the price.
- Can you do the BINSR repairs too?
- Yes. Same list, after the inspection instead of before.
