A turnover is mostly the same list, plus whatever the last tenant did. Walls patched and painted, doors fixed, the running toilet, the detectors, the caulk in the tub, the closet door back on its track. Landlords with one unit or a dozen send us the list with photos, and we turn the unit, usually in one visit, so the next showing happens on time.
The standard turnover
- Fill nail holes and anchor holes, touch up or repaint walls that need it
- Doors that stick or won't latch, closet doors on their tracks, loose knobs
- Toilets, faucets, drains, disposal checked and fixed
- Outlets, switches, light fixtures and ceiling fans checked and replaced where dead
- Smoke and CO detectors replaced if past their date
- Tub and shower recaulked
- Weatherstripping and door sweeps
- Cabinet doors and drawers adjusted

What tenants break
