BINSR Repairs in Phoenix, AZ
Selling a home? We work through the buyer's inspection repair list on the escrow clock, with paperwork your agent can hand over.

In an Arizona home sale, the buyer's inspection usually produces a BINSR, the Buyer's Inspection Notice and Seller's Response. It's the list of repairs the buyer wants done before closing. Once the seller agrees to some or all of it, everything has to be finished and documented before the buyer's final walkthrough, just ahead of close of escrow.
Most BINSR lists are a mix of small items: outlets without GFCI protection, a leaking angle stop under a sink, a door that doesn't latch, cracked stucco, missing caulk at the tub, an unstrapped water heater. Many items specifically call for a licensed contractor, and a receipt from one is what the buyer's agent needs for the file. Elite Home Repairs is a licensed ROC contractor, so the work is accepted.
Send us the BINSR as a photo or PDF and we'll quote it line by line, so you can decide which items to accept and which to negotiate. We schedule around your close date, group the work into as few visits as possible, and finish with an itemized invoice and photos of each completed item for the buyer's agent.
What we do and don't do
Roofing, HVAC, pool equipment, termite treatment and major electrical or plumbing findings go to a licensed specialist. We flag those items when we quote and can coordinate them for you.
Questions
- Can you finish before my close date?
- That's how we schedule BINSR work. Send the list and your close date, and we'll quote it line by line and group the work into as few visits as possible. You get an itemized invoice with photos of each completed item for the buyer's agent.
- How fast can you come out?
- We reply within one business day, and most jobs get scheduled within a week.
- What's the difference between a handyman and a licensed contractor in Arizona?
- In Arizona, anyone can call themselves a handyman, but only a licensed contractor can legally take on a job over $1,000 or work that needs a permit. Licensed contractors are also bonded and answer to the Arizona Registrar of Contractors. Elite Home Repairs is licensed, bonded and insured (ROC #366903), so a repair list over $1,000 or a job that needs a permit is handled legally.
