Monsoon and Summer Prep for Phoenix Homes
The things that cost money if they wait until July: seals, scuppers, sweeps, fans and the gate that won't close in the wind.
Arizona ROC #366903 · Licensed, Bonded & Insured
Phoenix has two seasons that punish a house: the heat from May and the storms from July. Both are predictable, and most of the damage they do is preventable with a short visit in spring. This is the list we work through.
Before the heat
- Ceiling fans checked, balanced, set to counterclockwise
- Patio fans and outdoor outlets checked
- Door sweeps and weatherstripping replaced so cold air stays in
- Window screens and sun screens repaired
- Attic hatch sealed
- Hose bibs checked for drips
Before the storms
- Scuppers and roof drains cleared, sealant around roof penetrations checked
- Gutters and downspouts directed away from the house
- Exterior caulk at windows and doors redone where cracked
- Stucco cracks sealed so water doesn't get in
- Fence posts and gates checked; a loose gate is the first thing a storm takes
- Patio cover boards and posts checked
- Sprinklers not spraying the walls
After a storm
Fence panels down, a gate off its hinges, a patio cover board gone, water under a door, a stain on the ceiling. That's storm damage, and what you photograph first matters for insurance.

Questions
- When should I do this?
- April or May for the heat items, June for the storm items. One visit in May usually covers both.
- Can you check the roof?
- From the outside at the edge, scuppers and penetrations, and we can help with roof repairs too.
- Can you check my ceiling fans and set the direction?
- Yes, it's on the list. Counterclockwise for summer, which pushes air down so you feel it. Clockwise on low for winter, which pulls air up and pushes the warm air down the walls. We balance them while we're up there.

Storm damage repairs
After the monsoon: the fence that's down, the patio cover that's gone, the water that came in. Photographed, quoted the way the adjuster needs it, and fixed.
