Exterior Painting Touch-Ups in Phoenix: Front Doors, Garage Doors and HOA Notices

The front door that's faded, the garage door that's chalking, the fascia that's peeling, and the list the HOA sent.

Exterior paint in Phoenix doesn't wear out evenly. The side of the house that faces the afternoon sun fades and chalks years before the rest. Front doors and garage doors go first. Fascia and gates go next. We paint the parts that have failed, matched to the parts that haven't, and we work through HOA touch-up lists so the whole list gets done together.

Front doors

A front door that faces south or west takes the worst sun in the house. Dark colors absorb heat, and a dark steel or fiberglass door gets hot enough to blister its own paint. Painting a front door starts with sanding the failed paint off, priming bare spots, and two coats of exterior enamel in a color that's rated for sun. Light and mid-tone colors last. Dark colors on a west-facing door come back every couple of years.

The door comes off when it can, or gets painted in place early in the morning before the sun hits it. Paint on a hot door dries before it levels and shows every brush mark.

Garage doors

Garage doors are big, flat and in the sun all day, and they chalk: the paint breaks down into a powder that comes off on your hand. Painting a chalking door starts with washing the chalk off, or the new paint won't stick. Then primer on bare metal and two coats rolled and brushed. Garage doors get the color the HOA has on file, and we check before we buy paint.

Fascia, trim, gates and railings

The fascia board along the roof edge, the trim around garage doors and windows, and iron gates and railings all fail the same way: paint cracks, water or sun gets to the wood or metal underneath, and it rots or rusts. Painting them in time is far cheaper than replacing them.

Peeling paint gets scraped and sanded. Soft wood, like rotted fascia, gets replaced before paint, not painted over. Rust on iron gets wire-brushed and primed with a rust-inhibiting primer. Then exterior paint, two coats.

Stucco patches and small areas

A stucco patch after a repair gets primed and painted to blend. Sun-faded stucco rarely matches a fresh patch straight from the can, so there are three options: paint the patch and feather it out, paint that wall to the corners, or leave it primed if a full repaint is coming.

How it starts

Send a photo of the door, garage door or trim from a few feet back, and a close-up of the worst spot. If an HOA notice started this, send that too. We send back a fixed price, you say go, and Levi shows up to do it. Exterior work gets scheduled for the cooler part of the day in summer.

Questions

Do you need HOA approval before painting?
If the color is changing, usually yes. If it's the same color the HOA has on file, usually no. Send us the notice or the color sheet and we'll tell you.
Why does my front door keep peeling?
Sun and heat, especially on a dark door facing west. A lighter color and a sun-rated exterior enamel last far longer. Painting the edges and keeping the door sealed helps too.
