Gate Repair and Installation in Phoenix

Sagging, dragging, won't latch, has to be lifted to close. The post reset, the gate squared, heavier hinges, and a latch that catches.

A gate is a fence panel that hangs off one post and moves a thousand times a year. Everything about it works against it: the weight pulls on the top hinge, the post leans, the wood twists in the sun. Most gate problems are the same problem: a gate that's dropped at the latch side.

Why gates sag

A gate hangs off one post, and all its weight pulls on the top hinge. Over time the screws loosen, the hinge bends, or the post itself starts to lean. The latch side drops a little at a time until the gate drags on the ground or the latch no longer lines up.

Check the post first

Before fixing the gate, push on the post. If it moves, no amount of work on the gate will hold. A wood post that's loose has usually rotted at the ground line, where it stays damp from irrigation. A steel post set in concrete can work loose when the concrete cracks. A post on a block wall can pull its anchors.

A loose post gets reset in fresh concrete, braced with a steel post anchor, or re-anchored to the block. Then the gate gets hung on something that doesn't move.

Squaring the gate

A wood gate that's gone out of square gets pulled back. That means a diagonal brace running from the bottom hinge corner up to the top latch corner, so the gate can't drop. Or it means a tension cable with a turnbuckle running the other way, from the top hinge corner down to the bottom latch corner, so the gate can be pulled back up over the years. Heavier hinges finish the job. The thin hinges that come on most gates aren't enough for a six-foot wood gate.

Latches that don't catch

Once the gate is square, the latch usually lines up again. A latch that's broken, rusted, or the wrong type for the gate gets replaced. A gate that needs to lock gets a lockable latch or a slide bolt with a padlock hasp. A gate that needs to close behind you gets a spring hinge or a closer.

Dragging on the ground

A gate that drags has dropped, or the ground has come up. Resetting the gate fixes the first. Trimming the bottom of the gate fixes the second when the gate can spare an inch. Gates over gravel and dirt collect debris in the swing path, and a strip of pavers or a concrete sill under the swing keeps it clear.

New gates

A side-yard gate, a double RV gate wide enough for a trailer, a pet gate between the yard and the pool deck, or a gate in a block wall where there wasn't one. New gates get hung on posts set in concrete, with hinges sized to the weight, and a latch that works from both sides. A gate in a block wall needs a column or a steel post anchored to the wall.

Questions

Can you fix a sagging gate without replacing it?
Usually. The post gets checked first, then the gate gets squared with a brace or a cable, and heavier hinges go on. The gate stays.
My gate post is loose. Does the whole fence section come out?
No. The post can be reset in concrete or braced with a steel anchor without disturbing the panels on either side.
Can you put a gate in my block wall?
Yes. A section of wall comes out, a steel post or a column gets anchored on each side, and the gate hangs between them.
