A window that won't stay open, or that takes a shoulder to slide, has a worn part inside the frame. The frame stays, the part gets replaced, and the window works again.
Windows that won't stay open
Single-hung and double-hung windows, the kind that slide up, stay open with balances. Those are spring mechanisms hidden in the sides of the frame. When one breaks, the window slams down or won't stay up without something propping it. Balances are replaceable parts, matched to the window's brand and size, and most swap out without taking the frame apart.
Sliding windows that move sideways ride on small rollers like a sliding door's, and they wear the same way. New rollers fix a window that drags.
Cranks, locks and latches
Casement windows open outward with a crank, and the crank's gears strip over the years. A new crank operator goes in through the inside. Window locks and latches wear, break, or get painted over, and they're standard parts. A window that won't lock is a security problem worth fixing promptly.
Window frames and trim
Aluminum frames in older Phoenix homes pit and corrode, and the weatherstripping in them flattens. Vinyl frames crack at the corners and warp in direct sun. Wood frames and sills rot where water sits. Weatherstripping gets replaced. Rotted wood gets cut out and replaced. A frame that's failing all around needs a new window.
Replacement and permits
Replacing the glass or the hardware in a window needs no permit in most Valley cities. Replacing the whole window in the same opening is treated differently city by city. Mesa doesn't need a permit if the new window fits the same opening and has the same or better energy rating. Scottsdale needs a minimum permit unless only the glass changes. Changing the size of the opening needs a permit everywhere, and Glendale says so directly. We'll tell you which rule applies to your job.

Questions
- My window won't stay open. Is it dangerous?
- It can be. A window that slams down can break a finger or the glass. Prop it or keep it closed until the balance is replaced.
