New-Build Punch Lists and Builder Warranty Items in Phoenix
The things the builder didn't finish, didn't fix, or fixed badly. Done right, after the warranty runs out or when you're tired of waiting.

New houses come with a list. Doors that don't latch, nail pops, a patch that shows, grout that cracked, caulk that pulled away, a sticking window. The builder's warranty covers some of it, slowly. After the first year, most of it is yours. We work through punch lists on new builds the same way we do on old houses, and we know what new-house problems look like.
What shows up in year one
- Nail pops and seam cracks as the framing dries
- Doors that stick or won't latch as the house settles
- Grout cracks and caulk pulling away at tubs and counters
- Sliding doors and windows that drag
- Outlets and switches that were never tightened
- Stucco hairlines at window corners
- Floor squeaks upstairs
- Patches from the builder's own repairs that don't match
Warranty or not
If it's inside the builder's warranty window, submit it; the builder should fix structural and workmanship items. For cosmetic items the builder considers normal, or anything after the window closes, we do it. We'll tell you which is which.

Questions
- Should I wait for the builder?
- For structural, roof and plumbing items, yes, and keep the paper trail. For cosmetic items, waiting often means waiting forever.
- Can you match the builder's texture and paint?
- Yes. New homes use a short list of textures and colors, and the paint name is usually on the plans or a can in the garage.
