Santa Fe and territorial homes have flat roofs with parapet walls, rounded corners, exposed vigas and canales. They look right in Phoenix and they have their own repair list. Water is the enemy of all of it, and most of what fails is where water sits or enters.
Parapets
The parapet is the low wall around a flat roof. Its top is where water sits and cracks the stucco, and once water is in the parapet it runs down inside the wall. Parapet tops get the cracks sealed and a sloped cap or coating so water runs off. Stucco on the parapet face gets patched, and we can help with the roof membrane up the inside of the parapet too.
Vigas and canales
Vigas are the round beams that stick out through the wall. Where they pass through, water gets in around them, and the viga ends rot in the sun. Rotted ends get cut back and capped or sleeved, the stucco around them resealed. Canales, the roof drains that stick out through the parapet, leak at the seal and get resealed or replaced.
Rounded corners and hand textures
Patches on rounded bullnose corners and on hand-troweled stucco take shaping by hand to match. We match the texture and the radius.
Flat roof edge
We clear scuppers and reseal penetrations and the roof edge from the outside, and we can help with the membrane itself too.

- Why does my parapet keep cracking?
- Water sits on top. A sloped cap or coating so it sheds water, plus sealing the cracks, usually stops it.
- Can you replace a viga?
- A rotted end gets capped or sleeved. A full viga replacement is structural and gets quoted with an engineer's look.
