Attic access in a Phoenix house matters in summer because the attic can hit 140 degrees and every gap in the hatch pulls that air into the hallway. A pull-down ladder with a broken spring or a cracked step is a fall waiting to happen. We repair and replace ladders, seal and insulate hatches, and cut in access where there's none.
Ladders
Springs, hinges and steps on a pull-down ladder wear out. Parts are available for most. A ladder that's bent or whose frame has pulled from the ceiling gets replaced with a new unit in the same opening, screwed to the framing and trimmed.
Hatches
A plain hatch gets weatherstripping around the opening and insulation on the back so it stops leaking heat. A hatch in a closet that's too small to use gets enlarged where the framing allows.
Adding access
A house with no attic access, or access in the garage only, can get a hatch or a ladder cut in where the ceiling framing allows.
